Q: Is membership in the Homeowners Association mandatory?
A: Yes. The association's formal name is the Seis Lagos Community Services Association (SLCSA).

Q: Who is allowed to build in Seis Lagos?
A: Any custom builder who is able to demonstrate his experience to the satisfaction of the Architectural Control Committee may build in Seis Lagos.  See Contacts for active Builders.

Q: If I purchase a lot how soon do I have to build?
A: There is no limit on how long you may hold a lot before building. Once started, however, you must finish your home within one year.

Q: What is the Seis Lagos Community Services Association?
A: The SLCSA is a non-profit corporation established as a homeowners association governed and operated by the residents of Seis Lagos. The purpose of the SLCSA is to provide management and maintenance of common areas and recreational facilities within the community and to enforce the restrictions, rules, and regulations set forth in the Covenants.

Q: Who governs the SLCSA?
A: A seven member Board of Directors elected from the community oversees all of the affairs of the Association. Meetings are held once a month. Directors serve two year terms. In addition, standing committees appointed by the board assist in the overall operation and maintenance of the community. An Architectural Control Committee approves all new home plans for neighborhood compatibility and maintains building standards. The Operations Committee oversees the daily maintenance of the common areas and recreational facilities.

Q: What are the recreational facilities?
A: The recreational facilities include the clubhouse with its meeting rooms, kitchen, party room and pool room facilities, a cabana house, swimming pools, pool patios, tennis courts, playground, volleyball court, lakes and their borders. All property identified common area is maintained by the SLCSA for the exclusive use and enjoyment of the homeowners.

Q: Does the SLCSA provide any services other than property maintenance?
A: Yes, security guards and lifeguards. A security guard is on duty at the front gate through the day and nighttime hours. Lifeguards are provided at the community pools during the summer swimming season.

Q: How much are the monthly homeowners dues?
A: Monthly dues are $95.00.

Q: Who provides Fire Protection services ?

 A:  Seis Lagos is in the City of Lucas' fire district.

Q: Who provides utility services?
A: Seis Lagos is serviced by TXU Electric, Verizon phone and Fiber Optics.  There is no natural gas service; however, propane gas is allowed.

Q: Who provides water and sewer service?
A: The Seis Lagos Utility District (SLUD), a privately owned utility district purchases water it provides from the North Texas Water District. Sewer service  is also provided by SLUD.

Q: Who maintains the roads within the community?
A: The Seis Lagos Utility District.

Q: Within what school district is Seis Lagos located?
A: The newest section (Phase IV) is entirely in the Wylie ISD.  The reminder of Seis Lagos falls within two different districts: Wylie ISD and Lovejoy  ISD.  The division is approximately 50/50 - both districts provide bus service to Seis Lagos.

Q: What about Pets?
A: "Normal" pets may be kept by residents.  All must be kept within the confines of it's owners property or on a leash when outside.  Most residents contain outside pets with invisible fences.

Q: Are Fences allowed?
A: With Architectural Approval - Courtyard fencing is allowed, using wrought iron.  

         NO WOOD FENCES ARE ALLOWED.  

        NO PERIMETER FENCING IS ALLOWED (INCLUDING FOLIAGE).             We value the open range.
